Bath Road, Bristol
Formerly Bath Road Studios, this iconic Bristol office building was acquired in 2015 on behalf of clients. It was a well-known Bristol landmark building with a heritage of having ITV as a long-standing occupier and former owner.
The development had suffered from years of underinvestment, and the common areas were tired and dated. It had significant vacancy and large areas of both unusable and underutilised spaces across the building.
Works were phased with phase one developing an additional 7,000 sq ft of new office space with the existing vacant offices being comprehensively refurbished. The reception was significantly extended and re-designed to create a vibrant breakout/social area and an inspiring entrance to the building centred around an in-house cafe. Improvements and new facilities were also introduced such as informal art galleries throughout the building, a games room, outdoor seating areas and extensive shower and secure cycle facilities.
A complete rebrand was also undertaken to reflect the buildings’ new identity and transformation from the former ‘Bath Road Studios’ to ‘HERE’.
The second phase of works at HERE completed in 2020, providing a further 15,000 sq ft of design led, high specification offices in a variety of sizes available to let. These were created from a mix of both existing underutilised areas within the building and adding new floors on parts of the centre.
In addition to this over 150 serviced office desks have been created to provide all inclusive, flexible spaces for both smaller businesses and larger businesses needing a base in Bristol.
HERE has developed a strong reputation for quality workspace and generous communal areas with a vibrant and collaborative business community through multiple tenant events. It also has continued to add to the ongoing list of facilities more recent additions being a fully equipped onsite gym, a rewilding garden and break out areas as well as being a hub for promoting local artists.
HERE has also had significant investment to improve the energy efficiency of the building with many initiatives to include water stations, over 200 new solar panels, EV charging points, Green energy sources and high levels of recycling to name just a few. These have all led to the landlord securing an EPC rating of A on this 1960’s building.
