Trafalgar House was a 15,000 sq ft listed office building located in the heart of Winchester City Centre. The property was derelict and consisted of a listed period building and a later 1970’s extension.
This was a great opportunity to secure an attractive city centre office building in Winchester, that had strong levels of demand, rental growth, and a lack of competing offices in the area.
Ashville considered several options for the building including office and residential use to ensure its future viability. On the strength of the market and analysis of these schemes it was agreed the best option would be to retain the commercial use. This would not only provide much needed office space in Winchester but allow an exciting and sympathetic transformation of this office building for our client.
Having agreed a plan to reconfigure and refurbish the building Ashville were approached off market by a potential purchaser. The offices were subsequently sold with an improved return, allowing other restoration projects to be fulfilled.
